Reading a FEMA flood zone
What do the FEMA flood zones mean?
Zones starting with A or V are Special Flood Hazard Areas, land with a 1% or greater chance of flooding in any year. V zones are coastal areas that also face waves. Shaded Zone X has a 0.2% to 1% annual chance of flooding. Unshaded Zone X is an area of minimal flood hazard.
Is flood insurance required?
If the building is in a Special Flood Hazard Area (an A or V zone) and the mortgage comes from a federally regulated or insured lender, flood insurance is required. Outside those zones it is optional, and a lender can still require it.
Does Zone X mean the home won't flood?
No. Zone X means lower mapped risk, not no risk. Heavy rain and storm surge can flood homes outside the high-risk zones, and flood insurance there usually costs less.
Does this work outside Palm Beach County?
Yes. It works for any U.S. address the Census Bureau's geocoder can find, using FEMA's national flood map data. Where FEMA has no digital flood map near the address, the check says so instead of guessing, and points you to FEMA's Flood Map Service Center.
How do I confirm a flood zone?
Look the address up on FEMA's Flood Map Service Center, which has the official Flood Insurance Rate Maps. A zone line can cross a lot, and an elevation certificate or a FEMA Letter of Map Change can change what applies to a specific building.
