1. Who we are
olegsulyma.com is the website of Oleg Sulyma, Realtor®, a Florida-licensed real estate sales associate (FL Lic. # SL3059252) with Coastal Properties (Pat Cin Corp, doing business as Coastal Properties; brokerage license CQ271375), 725 N Highway A1A, Suite B105, Jupiter, FL 33477.
In this policy, “we,” “us” and “our” mean Oleg Sulyma. “You” means anyone who visits this website, uses its tools, or calls Oleg’s office line. The website is built and hosted for Oleg by Scalogy, a web platform provider.
This policy covers information collected through olegsulyma.com and through Oleg’s office phone line. It does not cover information you give Oleg in other ways, such as in a signed brokerage agreement or during a transaction; those records are handled under the agreements you sign and Florida real estate law.
2. What we collect and how
We collect only what you choose to give us, plus the limited technical information every website receives. There are no user accounts on this site and we do not take payments through it.
Contact form
When you send Oleg a message, we collect your name, email address, phone number, whether you are looking to buy, sell, or both, your message, and the address of the page you sent it from. To filter out spam, the form also records how long it took to fill in and whether a hidden anti-spam field was filled in.
Comp My House
To prepare an instant home value estimate, we collect the property address (street, unit and ZIP code) and the property details you confirm or enter, such as property type, bedrooms, bathrooms, square footage, year built, lot size, condition and features. When you enter an address, the tool looks the property up in public listing records to pre-fill its details. The estimate is based on public records of closed sales and current listings.
Before your report opens, the tool asks for your name and an email address or phone number so Oleg can follow up. It also asks about your selling timeline (optional) and whether you would like Oleg to follow up with you about your home’s value (a checkbox). That box records your request and passes it to Oleg, who follows up with you personally. The website does not send you anything automatically.
Flood zone check
To look up a property’s FEMA flood zone, we collect the address you enter (street, city and ZIP code). The result is stored in encrypted form only (see How your reports are protected). We do not ask for your name or contact details for this tool.
Phone calls
When you call Oleg’s office line, we collect the information described in Phone calls and call recording, including your phone number, a recording and a transcript of the call.
Calculators
The mortgage calculator and seller closing cost calculator run entirely in your browser. What you type into them is not sent to us.
Technical information
Like any website, our hosting servers receive standard technical information when your browser loads a page or submits a form, such as your IP address, browser type and the page requested. We do not use this information to identify you or to build a profile of you, and our site does not store it with your inquiries.
How your reports are protected
Comp My House reports and flood zone results are encrypted with a key that is created in your browser and kept in the part of your report link after the “#” sign. Browsers do not send that part of a link to a web server when a page is loaded. The key is sent to our system when your result is created, so the result can be encrypted, but it is not saved with the report. Anyone who has your full report link can open the report, so share the link only with people you want to see it.
For Comp My House, we also keep a private internal record of the address and property details you entered and a summary of the estimate. That record cannot be read through the website. It lets Oleg see which property you asked about when he follows up.
3. How we use it
- To answer you. Oleg uses your details to reply to your request by the method you gave (phone, text or email) and to help with the real estate question you raised.
- To alert Oleg. When a new inquiry arrives, Oleg is notified by text message and email with its details so he can respond quickly. These alerts go to Oleg only.
- To run the tools you ask for. Your address and property details are used to find the location, pick comparable sales or look up the flood zone, and produce your result.
- To keep the site working and safe. We use limited information to detect spam and abuse, limit bursts of automated submissions, fix problems, and protect the site.
- To meet legal obligations. We may keep or disclose information when the law requires it.
We do not send marketing text messages to website visitors, and the website does not add you to any automated marketing email list. If you ask Oleg to contact you, he will. If you ask him to stop, he will.
5. Phone calls and call recording
Calls to Oleg’s office line may be answered by a virtual assistant powered by artificial intelligence, not a person. The assistant says at the start of the call that it is Oleg’s virtual assistant and that the call may be recorded. If asked, it will confirm that it is an AI.
Recording and consent. Florida law generally requires the consent of everyone on a call before it is recorded. By staying on the line after the recording notice, you consent to the call being recorded and transcribed. If you do not want to be recorded, please hang up and email Oleg at oceanpm@gmail.com instead.
Connecting to Oleg. During his business hours, the assistant may connect callers who are buying, selling or renting a home, existing clients, and agents, title companies or lenders working on a transaction with Oleg to his own phone. Otherwise it takes a message. Recording may continue after you are connected to Oleg.
What is collected. Your phone number (from caller ID), the date, time and length of the call, the recording, a written transcript, a short summary, and the details you give, such as your name, callback number, what you are looking for, the area or property, your timing, your language and any message for Oleg.
How it is used. To pass your message to Oleg, to connect you to him when appropriate, and to screen out sales pitches, robocalls and spam. A call from someone looking to work with Oleg may be saved as an inquiry, and Oleg may be alerted about it by text or email in the same way as a website inquiry.
Who handles it. Vapi operates the assistant and stores the call recording. Speech recognition, the assistant’s responses and its voice are provided by AI service providers working through Vapi (currently Deepgram and OpenAI). Call details, the transcript and the summary are stored in the site’s database at Scalogy.
7. How long we keep it
- Comp My House reports (encrypted) are set to be deleted about 30 days after they are created.
- Flood zone check results (encrypted) are generally deleted after about 7 days.
- Comp My House request records (the private record of the address and property details you entered) are kept for 12 months and then deleted. You can ask us to delete yours sooner (see Your choices).
- Inquiries and call records are kept while they are useful for responding to you and for Oleg’s business records. They are not deleted automatically on a fixed schedule. You can ask us to delete them at any time (see Your choices).
- Copies held by service providers, such as alert messages in GoHighLevel, emails in Gmail and call recordings at Vapi, are kept according to those providers’ own practices and settings.
If you become a client, Florida real estate law requires brokerages to keep certain transaction records for at least five years, so some records may have to be kept even if you ask us to delete them.
8. Security
We take reasonable steps to protect your information. The site is served only over encrypted HTTPS connections. Inquiries and call records are kept in private database tables that the public web pages cannot read, and the public web pages cannot change the site’s stored data. Reports are encrypted as described above. Form submissions are checked for spam and rate-limited.
No website or storage system is perfectly secure, and we cannot guarantee the security of information sent over the internet. Please do not send sensitive information, such as Social Security or bank account numbers, through the website or leave it in a phone message. If a data breach affects your personal information, we will notify you as Florida law requires.
9. Your choices and how to reach us
You can ask us to:
- tell you what personal information we have about you and give you a copy;
- correct information that is wrong; or
- delete your information.
Email oceanpm@gmail.com with “Privacy request” in the subject line and tell us what you would like us to do. We may need to confirm your identity before acting on a request, for example by replying from the email address or calling the phone number you gave us. We will respond within 30 days. If we cannot fully honor a request, for example because the law requires us to keep a record, we will tell you why.
You can also:
- ask Oleg to stop contacting you, at any time and by any method;
- use the flood zone check and the calculators, which do not ask for your name or contact details;
- email Oleg instead of calling if you do not want a call recorded; and
- block fonts or other third-party content in your browser settings, although the site may look different.

10. Children
This website is for adults who are buying, selling or researching real estate. It is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has given us personal information, contact us and we will delete it.
11. Links to other websites
This site links to other websites, such as the Florida Department of Business and Professional Regulation’s license lookup. We do not control those sites, and this policy does not apply to them. Please read their privacy policies before giving them information.
12. Florida residents
Florida’s Digital Bill of Rights (Part V of Chapter 501, Florida Statutes) gives consumers certain privacy rights against businesses that meet its thresholds. Those thresholds generally reach only very large businesses, such as those with more than $1 billion in annual worldwide revenue that also meet other tests. Oleg’s real estate business does not meet them, so that law does not apply to this website. We still honor the requests described in Your choices.
Other Florida laws do apply. Florida’s data breach law (section 501.171, Florida Statutes) requires notice of certain security breaches. Florida real estate license law (section 475.5015, Florida Statutes) requires brokerages to keep certain transaction records for at least five years. Florida law generally requires the consent of all parties before a call is recorded, which is why the office line announces recording at the start of every call.
13. No contract or brokerage relationship
Using this website, sending a message, requesting a Comp My House estimate or flood zone check, or calling the office line does not create a contract with Oleg Sulyma or Coastal Properties and does not by itself create a brokerage relationship. Any brokerage relationship is formed as Florida law provides and under any written agreement you sign. Comp My House estimates are automated estimates from public sales records. They are not appraisals, broker price opinions or offers to buy. Flood zone results are for information only and are not an official FEMA flood zone determination.
This policy describes how we handle information. It is not a contract and does not create contractual rights or obligations.
14. Changes to this policy
We may update this policy when the website, the phone line or the law changes. We will post the updated policy on this page and change the effective date at the top. If a change materially affects how we use information we already have, we will say so clearly on this page.
